The Inspection Process |

In the days before your inspection I'll talk with your Realtor (if you have one) to confirm the date of inspection and make sure I get access to the home when needed. At this time I will also obtain a copy of the real estate listing and a copy of any disclosures that the homeowner may have signed concerning the condition of the house. I may visit the house before the inspection to perform additional tests you may have requested (radon, mold, water testing). On inspection day I'll conduct the visual inspection of all accessible areas of the house. The inspection process typically takes 1 to 3 hours to complete, depending on the size and condition of the home. I strongly encourage you to accompany me during the inspection. This will give you a chance to ask questions and become familiar with the systems of the home. I'll inspect the structural elements and systems of the home. Upon completion, you will be informed of any problems that were discovered and told about any maintenance tasks that should be performed. We will also answer any questions you may have. A full written report of the inspection, plus a CD containing the report will follow, usually within two business days. If requested, the report can be delivered via email. |
